Welcome to our public consultation website for the proposed redevelopment of the land north of Terminus Drive, Pitsea, Essex.

Homeferry Builders Ltd is preparing plans to redevelop this currently vacant and underutilised site to provide high-quality new industrial and storage space for local businesses.

Before submitting a planning application to Basildon Borough Council, we are seeking the views of local residents, businesses and the wider community on the proposals. The site

1.95 hectares within an established industrial area.

The site comprises a broadly triangular shaped parcel of vacant scrubland, located to the south of the A13 flyover. It sits within an established industrial area and is well connected to local transport links.

Nearby uses include industrial and commercial businesses — a waste centre facility and haulage yard to the south, and a neighbouring fencing business. Pitsea train station and its car park sit to the east, on the opposite side of Pitsea Hall Lane, with train lines bordering the site to the north-east and south.

Access to the site is provided via Terminus Drive, a private road that also serves as a public footpath.

Background context

Making better use of vacant land.

The redevelopment will provide high quality employment floorspace that considers the needs of the local community, the immediate and wider site context, and the opportunities and constraints of the site — all with the aim of delivering modern, sustainable, employment-generating floorspace.

The site is identified within the Emerging Local Plan as part of one of Basildon Borough's main employment areas, where new business and industrial development is encouraged. It also forms part of an employment site allocation in both the Adopted and Emerging Local Plan, with potential for intensification on the vacant scrubland.

To date there has been interest from a nationwide provider of self-storage (Class B8) in occupying floorspace at the site. Demand for self-storage continues to grow, and Pitsea has been identified as a suitable location for additional storage space.
