Proposed development

A productive, modern employment scheme.

Our proposals for the land north of Terminus Drive seek to transform the vacant site into approximately 6,000 sqm of industrial and storage ground floor space (Use Classes E(g)(iii), B2 and B8), designed to sit comfortably within the surrounding context and its adjacent location to the A13.

The scheme design.

The scheme has been designed to include five blocks, referred to as Blocks A to E, which can be individually adapted to meet operational tenant requirements.

Block C is proposed at 17 m in height to accommodate the self-storage requirements, with the remaining blocks (A, B, D and E) at approximately 9 m. Car parking will be provided on site to meet the needs of the anticipated end users.

Landscaping forms a key component of the design proposals. A landscaping strategy is being prepared to ensure that an attractive and welcoming environment is provided on site, while also offering visual screening and ensuring that the scheme integrates sensitively with its surroundings.
